Go ahead for 306 affordable homes in Hove

Planning permission has been approved for 306 new affordable homes at Sackville Road in Hove.

The development is the latest from Homes for Brighton & Hove, the partnership between Brighton & Hove City Council and the Hyde Group.

The homes include 183 council-rented homes and 123 homes for shared ownership. The scheme is intended to be delivered as 100% affordable, subject to confirmation of Homes England grant funding.

The homes will be built on the northern part of the former Sackville Road Trading Estate, subject to completion of a Section 106 agreement. The aim is for construction to start in early 2026, with completion in 2029.

The planning application was supported by Moda Living, the developer behind the 564-home Hove Central neighbourhood on the remainder of the site.

The homes will be highly energy efficient, using solar PV panels to reduce energy costs for residents, who will also receive subsidised bus and rail passes, bike vouchers, Beryl bike credit and/or car club membership, to encourage use of sustainable travel.

The council-rented homes include one, 2, 3 and 4 bedroom flats, with 15 wheelchair accessible homes.

The development will also include new car club bays, electric vehicle charge points and extensive cycle parking. Proposals include landscaped courtyards with doorstep play equipment, seating and community growing space, together with access to the proposed shops, cafes and offices in the wider ‘Hove Central development.

Sackville Road will be Homes for Brighton & Hove’s third scheme. The partnership has delivered 346 new homes since it was set up in 2017 – 104 at Clarendon Place in Portslade and 242 at Denman Place in Coldean.

Homes for Brighton & Hove aims to build genuinely affordable homes, specifically for lower income households in the city.

Around half are new council-rented homes let to people on the city’s housing register. The rest of the homes are available to buy as shared ownership homes from Hyde.

Councillor Gill Williams, Cabinet Member for Housing at Brighton & Hove City Council, said: “I’m really pleased to see this scheme get the go ahead. With thousands of households on our waiting list, we desperately need more high quality, genuinely affordable homes in the city.

“Alongside our New Homes for Neighbourhoods building programme and our plans to extend our home purchasing, the innovative Homes for Brighton & Hove partnership is helping us to deliver the new homes they city’s residents need.”
